📉 Mortgage Rates Move Lower Across the Board
This week brought encouraging news for buyers as mortgage rates declined across every major loan category. The 30-year fixed rate dropped to 6.60%, while the 15-year fixed fell to 6.15%, continuing the gradual downward trend we've seen over the past few weeks.
The 7/6 SOFR ARM saw one of the largest improvements, dropping 0.07% to 6.25%. Government-backed loans also moved lower, with both FHA and VA rates decreasing by 0.05%. Even jumbo loans saw a slight improvement, helping create more favorable borrowing conditions across the board. While rates remain elevated compared to historic lows, this week's across-the-board declines are a positive sign as we move into the heart of the summer market. Lower rates can improve affordability and increase buying power for prospective homeowners.

📢 Charlotte Market Update | June 2nd - June 9th 📢
A total of 1,272 properties were sold this week, with the average sales price climbing to $542,028 and the median sales price reaching $415,000. Properties spent an average of 47 days on the market and sold for 98.05% of list price, continuing to reflect a healthy balance of buyer demand and seller confidence. The average price per square foot came in at $244.02, showing continued strength in home values across the Charlotte area. The lowest sale this week was $39,000, while the highest reached an impressive $5.715 million, highlighting the wide variety of homes changing hands throughout the market. While total sales dipped slightly from the previous week, pricing remained strong, signaling that buyers are still willing to compete for well-positioned properties. Whether you're considering buying, selling, or simply staying informed, Charlotte's market continues to provide opportunities at every price point.
