📉 Mortgage Rates Continue to Ease This Week!

Mortgage rates are showing more encouraging signs this week, with five of the six major loan types experiencing slight declines! The 30-year fixed rate dropped to 7.40%, while the 15-year fixed dipped to 7.05%. Jumbo loans held steady at 7.65%, as buyers continue to navigate a higher-rate environment.

Government-backed loans also saw some welcome relief, with FHA rates falling to 7.02% and VA rates dropping to 7.04%. The 7/6 SOFR ARM also decreased to 6.80%, making it the only loan option in this week's snapshot below 7%. While these decreases are modest, the continued downward movement offers a positive sign for buyers watching their purchasing power.

📢 Charlotte Market Update | October 13th - October 20th 📢

A total of 906 properties were sold this week, with the average sales price coming in at $544,801 and the median sales price at $409,770. Properties spent an average of 58 days on the market and sold for 96.99% of list price, showing that buyers may have a little more negotiating room as we move further into the fall season. The average price per square foot landed at $236.53.

The lowest sale this week was $67,000, while the highest sale reached an impressive $9.2 million, highlighting the wide range of properties changing hands throughout the Charlotte area. Compared to last week, sales activity increased, along with both the average and median sales prices. Meanwhile, homes spent just one additional day on the market, and the average sale-to-list price ratio dipped slightly. Whether you're considering buying, selling, or simply keeping an eye on local trends, staying informed can help you make confident decisions about your next move.
