📉 Mortgage Rates Continue to Ease This Week

This week brought another round of encouraging movement in mortgage rates, with most loan types trending downward. The 30-year fixed dropped to 6.36%, while the 15-year fixed saw a more noticeable improvement, falling to 5.95%. Jumbo loans also dipped slightly to 6.58%, and the 7/6 SOFR ARM moved down to 5.74%, continuing to offer a lower-payment option for buyers looking to maximize affordability. Government-backed loans held steady this week, with FHA at 5.87% and VA at 5.89%, maintaining strong, competitive options for eligible buyers.

While rates are still moving in small increments, the overall trend this week leans positive, giving buyers a bit more breathing room as we head deeper into the spring market.

Properties spent an average of 68 days on the market and sold for an average of 97.76% of list price, showing steady activity as we move further into the spring market. The average price per square foot landed at $224.66, reflecting slight week-to-week fluctuations while overall values remain stable. The lowest sale closed at $65,000, while the highest reached $3.6 million, highlighting continued movement across a wide range of price points. While prices pulled back slightly this week, buyer activity remains consistent - and this is often when savvy buyers and sellers make strategic moves before peak competition hits.
