📉 Mortgage Rates Dip Below 6% - A Notable Shift


This week brought some encouraging movement in the mortgage market. The 30-year fixed is now sitting at 5.99%, officially dipping back below the 6% mark. That psychological threshold matters and it can make a meaningful difference in buyer confidence and monthly payments. The 15-year fixed improved to 5.58%, while Jumbo loans edged slightly lower to 6.28%. The biggest movement this week came from the 7/6 SOFR ARM, which dropped a significant 0.11% to 5.29%, now offering the lowest payment option in this snapshot.

FHA and VA loans held steady at 5.63% and 5.65%, continuing to provide strong options for eligible buyers. Overall, this week reflects subtle but meaningful downward momentum just as we’re heading into peak spring market activity.

 

With rates dipping and spring inventory starting to pick up, this could be a strong window for buyers who’ve been waiting on the sidelines. The average price per square foot landed at $225.60, remaining consistent as the market continues to balance itself. The lowest sale closed at $37,000, while the highest reached $4.2 million, highlighting ongoing movement across all price points. With sales volume ticking back up compared to the previous week, momentum is gradually building. If you’re thinking about buying or selling this year, now is a smart time to start preparing.
