📊 Mortgage Rates Stay Steady with Minor Changes

This week, mortgage rates remained relatively stable, with only slight movement across a few loan types. The 30-year fixed ticked up just slightly to 6.30%, while the 15-year fixed held steady at 5.91%, continuing to stay comfortably below the 6% mark. Jumbo loans remained unchanged at 6.52%, and government-backed options also showed stability, with FHA at 5.88% and VA at 5.89%. The only notable movement came from the 7/6 SOFR ARM, which rose modestly to 5.94%, but still offers a competitive option for buyers looking to keep monthly payments lower.

Overall, this kind of consistency is good news: it gives buyers and sellers a predictable environment to plan their next move as we move through the heart of the spring market.

A total of 1,016 properties were sold this week, with the average sales price climbing to $540,747 and the median sales price at $413,450. Properties spent an average of 56 days on the market and sold for 98.17% of list price, showing strong buyer competition and continued confidence in the market. The average price per square foot increased to $243.36, marking a noticeable rise as we move deeper into the spring season. The lowest sale came in at $10,000, while the highest reached $5.065 million, highlighting the wide range of opportunities available across the Charlotte market. With both sales volume and pricing on the rise, this week reflects a very active and competitive environment, which great news for sellers and still full of opportunity for buyers who are prepared.
