📉 Mortgage Rates Show Signs of Improvement This Week

After several weeks of higher borrowing costs, mortgage rates moved lower across most major loan products this week. The 30-year fixed rate dropped to 6.57%, while FHA and VA loans both saw notable improvements, falling by 0.04%. The 15-year fixed and 30-year jumbo rates held steady, while the 7/6 SOFR ARM remained unchanged at 6.14%. These small but positive shifts can help improve affordability and buying power, especially for buyers preparing to enter the market this summer. While rates remain elevated compared to earlier in the year, this week's downward movement is a welcome sign for both buyers and homeowners who have been watching the market closely.

A total of 1,473 properties were sold this week, with the average sales price coming in at $518,909 and the median sales price at $405,500. Properties spent an average of 47 days on the market and sold for 98.51% of list price, reflecting strong buyer demand and one of the highest list-to-sale price ratios we've seen in recent weeks. The average price per square foot landed at $235.24, remaining steady as the market continues to move at a healthy pace. The lowest sale this week was $60,000, while the highest reached an impressive $6.5 million, showcasing the broad range of properties changing hands across the Charlotte area. With sales volume surging and homes selling quickly, the market continues to offer opportunities for both buyers and sellers as we head into the summer season.
