📊 Mortgage Rates Hold Steady with Minor Shifts

 After last week’s encouraging drop, mortgage rates showed very minimal movement this week, offering a sense of stability as we move deeper into the spring market. The 30-year fixed edged down slightly to 6.43%, while the 15-year fixed dipped to 6.01%. Jumbo rates held steady at 6.60%, and government-backed options showed little change, with FHA remaining at 5.91% and VA dipping slightly to 5.92%. The 7/6 SOFR ARM was the only product to tick up, rising to 6.09%, but still remains a competitive option for buyers focused on lower initial payments.

 

Overall, this week reflects a market that’s stabilizing, giving buyers and sellers a more predictable environment to plan their next move.

Properties spent an average of 64 days on the market and sold for 97.94% of list price, showing continued stability as the spring market stays active. The average price per square foot landed at $234.17, reflecting consistent pricing trends across the area. The lowest sale closed at $24,000, while the highest reached $4 million, highlighting ongoing activity across a wide range of price points. While sales volume dipped slightly from last week, demand remains strong and steady - this is still a very active time in the Charlotte market. If you’re thinking about making a move, now is a great time to get ahead of the competition.
