š Mortgage Rates Edge Up Slightly to Start November
ā
After several weeks of gradual declines, mortgage rates inched upward across most loan types this week. The 30-year fixed rose to 6.34%, up 0.06% from last week, while the 15-year fixed climbed to 5.82%. Jumbo, FHA, and VA loans also saw modest increases, reflecting a bit of market correction following last monthās rate drops.
The 7/6 SOFR ARM experienced the largest jump, climbing 0.09% to 5.98%, though it remains the most affordable option for those seeking lower initial payments. Despite these small increases, rates are still sitting well below early summer highs - offering opportunities for buyers who have been waiting for more stability.
Even with this weekās small uptick, rates remain favorable compared to much of 2024. If youāre thinking about buying or refinancing, nowās a great time to review your options before any larger market shifts occur.

Properties spent an average of 56 days on the market and sold for 97.57% of list price - holding steady as we move further into fall. The average price per square foot this week landed at $235.27. The most affordable property sold for $35,000, while the highest sale reached an impressive $9.68 million.
