š Mortgage Rates Move Higher This Week
After several weeks of gradual improvement, mortgage rates saw a noticeable jump across the board this week. The 30-year fixedĀ rate climbed to 6.66%, while the 15-year fixedĀ rose to 6.20%. These increases reflect renewed volatility in the bond market and continued uncertainty surrounding inflation and economic data. The 7/6 SOFR ARMĀ experienced the largest move, rising 0.12% to 6.42%. Government-backed loans also saw significant increases, with FHAĀ rates moving to 6.25%Ā and VAĀ rates to 6.26%. Jumbo loans followed suit, rising to 6.85%. While this week's increases may feel discouraging, it's important to remember that mortgage rates can change quickly. Even in periods of rising rates, buyers who are prepared and have a solid strategy can still find opportunities in the market.

A total of 933 propertiesĀ were sold this week, with the average sales priceĀ coming in atĀ $570,601Ā and the median sales price at $425,000. Properties spent an average of 50 days on the marketĀ and sold for 98.23% of list price, reflecting continued strength and healthy buyer demand. The average price per square foot landed at $240.30, remaining elevated as summer activity continues across the Charlotte area. The lowest saleĀ this week wasĀ $75,000, while the highestĀ reached an incredible $15 million, highlighting the diverse range of homes changing hands throughout the market. Although total sales dipped from the previous week, pricing remained strong and sellers continued to receive a high percentage of their asking price. Whether you're buying, selling, or simply watching the market, Charlotte continues to offer opportunities across every price point.
