📉 Mortgage Rates Continue Their Gradual Decline

Mortgage rates moved slightly lower again this week, continuing the encouraging trend we've seen throughout June. The 30-year fixed rate fell to 6.54%, while the 15-year fixed dipped to 6.11%, giving buyers a bit more breathing room as they navigate the summer market. Jumbo loans saw one of the larger improvements this week, dropping 0.03% to 6.80%. Government-backed options also moved lower, with both FHA and VA loans decreasing by 0.01%. Meanwhile, the 7/6 SOFR ARM held steady at 6.22%, remaining a competitive option for borrowers seeking lower initial monthly payments. While these week-to-week changes may seem small, every fraction of a percent can impact affordability and purchasing power. The overall trend remains positive for buyers as rates continue to ease from recent highs.

📢 Charlotte Market Update | June 9th - June 16th 📢

A total of 1,169 properties were sold this week, with the average sales price soaring to $585,813 and the median sales price reaching $430,000. Properties spent an average of 50 days on the market and sold for 98.09% of list price, reflecting continued buyer confidence and strong competition for well-priced homes. The average price per square foot climbed to $246.43, one of the highest levels we've seen in recent weeks. The lowest sale this week came in at $35,000, while the highest sale reached an astounding $12.5 million, showcasing the incredible range of properties changing hands across the Charlotte market. Although total sales were slightly lower than the previous week, home values remained exceptionally strong, highlighting the resilience of the market as we move deeper into the summer season. Whether you're buying, selling, or simply staying informed, Charlotte continues to offer opportunities at every price point.
