📉 Mortgage Rates Hold Steady with Minor Movement
This week brought a sense of stability to the mortgage market, with most rates holding steady and only slight adjustments across a few loan types. The 30-year fixed remained unchanged at 6.04%, while the 15-year fixed held at 5.61% - both continuing to hover near some of the lowest levels we’ve seen recently.
Jumbo loans ticked up just slightly to 6.28%, while the 7/6 SOFR ARM dipped to 5.35%, offering one of the most attractive payment options available right now. Government-backed loans saw minimal increases, with FHA at 5.63% and VA at 5.65%.
Overall, this steady rate environment gives buyers a predictable window to plan their next move without major market swings.

A total of 705 properties were sold this week, with the average sales price coming in at $478,622 and the median sales price at $385,000. Properties spent an average of 73 days on the market and sold for an average of 99.21% of list price, showing strong buyer commitment and competitive pricing. The average price per square foot landed at $225.78, holding fairly steady as we continue moving toward the spring market. The lowest sale closed at $48,000, while the highest reached $5 million, highlighting continued activity across a wide range of price points. As inventory and buyer activity continue to shift week to week, staying informed is key to making confident decisions.
