📊 Mortgage Rates See a Small Bump to Start February


As we head into February, mortgage rates nudged up slightly across several loan types, though overall movement remains modest. The 30-year fixed increased to 6.20%, while the 15-year fixed held steady at 5.76%. Jumbo loans were unchanged, continuing to offer consistency for higher-priced purchases.


The 7/6 SOFR ARM saw a small increase but still remains one of the lowest-payment options available. Government-backed loans also ticked up slightly, with FHA and VA rates rising by just 0.03%.


These small shifts are typical for this time of year and reflect short-term market adjustments rather than a major change in direction. With rates still hovering in a relatively tight range, buyers and sellers can continue planning with confidence.

This week, 720 properties closed across the Charlotte market, with the average sales price at $490,712 and the median sales price at $396,000. Properties spent an average of 75 days on the market and sold for an average of 97.39% of list price, showing a slight uptick in activity compared to the previous week as the market continues to wake up after the holidays. The average price per square foot came in at $228.04, staying fairly consistent. The lowest sale closed at $65,000, while the highest reached $3.9 million, highlighting continued movement across all price points. As we head deeper into February, these numbers often signal the early stages of spring momentum. Whether you’re thinking about buying, selling, or just planning ahead, now is a great time to start the conversation!
