Mortgage News

📉 Mortgage Rates Ease Back Slightly This Week


After last week’s small uptick, mortgage rates drifted lower across most loan types, offering a bit of relief to buyers watching affordability closely. The 30-year fixed dipped to 6.17%, while the 15-year fixed slid to 5.75%. Jumbo loans also edged down slightly, helping keep higher-price purchases competitive.


Government-backed options saw some of the most noticeable improvements this week. FHA and VA loans both dropped by 0.03%, and the 7/6 SOFR ARM moved lower as well - continuing to be one of the most attractive options for borrowers focused on lower monthly payments.


Overall, rates remain relatively stable and within a narrow range, reinforcing the importance of timing and strategy as we head deeper into the winter market.

Properties spent an average of 85 days on the market and sold for an average of 97.19% of the list price, reflecting the slower pace that’s typical as the market transitions out of the holidays and into early-year planning mode. The average price per square foot landed at $227.92, holding steady as buyers remain value-focused. The most affordable sale closed at $55,000, while the highest sale reached $4.565 million, showing continued activity across a wide range of price points. While days on market have stretched a bit, this period often creates opportunity for buyers and gives sellers time to position strategically ahead of spring.
