📊 Mortgage Rates Show Mixed Movement This Week

This week’s mortgage rates delivered a bit of a mixed bag, with small shifts in both directions across loan types. The 30-year fixed dipped slightly to 6.54%, while the 15-year fixed followed suit, easing to 6.04% - a modest but welcome improvement for buyers.

Jumbo loans ticked up just a touch to 6.63%, while the 7/6 SOFR ARM also inched higher to 6.25%. On the government side, both FHA and VA loans moved slightly lower, landing at 6.02% and 6.04%, respectively.

Overall, rates continue to move within a relatively tight range, giving buyers and sellers a steady environment to plan as we move further into the spring market.

A total of 1,393 properties were sold this week, with the average sales price coming in at $517,749 and the median sales price at $390,000. Properties spent an average of 58 days on the market and sold for 98.02% of list price, continuing to reflect strong buyer activity and competitive conditions. The average price per square foot landed at $234.55, holding relatively steady compared to recent weeks. The lowest sale this week was $45,000, while the highest reached $5.17 million, showing the wide range of opportunities available across the Charlotte market. With a noticeable jump in total sales, this week signals a busy and active market - great momentum as we head further into the spring season.
