📊 Mortgage Rates Tick Up Slightly Ahead of the Holidays


As we head into the final week before the holidays, mortgage rates saw a small uptick across most loan types. The 30-year fixed increased to 6.27%, while the 15-year fixed rose to 5.77%. Jumbo, FHA, and VA loans also moved up modestly - each by just a few basis points.

The 7/6 SOFR ARM remains one of the most affordable options for monthly payments, even after a slight increase this week. Overall, these changes are minor and reflect normal year-end market adjustments rather than a major shift in direction.


With rates still lower than earlier this fall, buyers planning for early 2026 moves may find this a good time to get prepped and ready.

Homes spent an average of 63 days on the market and sold for 97.61% of list price, reflecting the typical slower pace we see as the holidays approach. The average price per square foot landed at $229.60, showing overall pricing remains stable despite seasonal shifts. The most affordable property sold for $25,000, while the highest sale reached an impressive $4.85 million, highlighting continued activity across a wide range of price points.
