📈 Mortgage Rates Rise Modestly This Week

Mortgage rates moved higher across nearly every loan type this week, with the 30-year fixed seeing the largest increase. It climbed to 6.75%, up 0.11%, while the 15-year fixed rose slightly to 6.21%. These changes reflect continued market volatility as investors react to economic data and inflation expectations. Jumbo loans also ticked up to 6.87%, and government-backed options followed suit, with FHA increasing to 6.25% and VA to 6.26%. The 7/6 SOFR ARM remained relatively stable, edging up just 0.01% to 6.24%.

While rates have moved higher this week, they continue to fluctuate within a range we've seen throughout much of the year. Buyers who are prepared and working with the right team can still find great opportunities, especially as inventory remains stronger than it was this time last year.

Properties spent an average of 52 days on the market and sold for 97.94% of list price, continuing to reflect a healthy and competitive market. The average price per square foot came in at $244.12, remaining strong as the summer market continues. The lowest sale this week was $45,000, while the highest reached an impressive $6.5 million, showcasing the wide variety of homes sold throughout the Charlotte area. While the number of closed sales eased slightly compared to recent weeks, home values remained elevated, demonstrating continued buyer confidence and steady demand. Whether you're preparing to buy, sell, or simply keeping an eye on the market, Charlotte continues to offer opportunities across every price point.
