📈 Mortgage Rates Continue to Edge Higher

Mortgage rates saw another week of modest increases, with most loan products moving slightly higher. The 30-year fixed held at 6.75%, increasing by just 0.04%, while the 15-year fixed rose to 6.20%. Although the changes were small, they reflect the continued volatility we've seen in the mortgage market this summer. The 7/6 SOFR ARM experienced the largest increase this week, climbing 0.12% to 6.50%. Government-backed loans also inched higher, with FHA rates rising to 6.32% and VA rates to 6.34%. Jumbo loans followed the same trend, ticking up to 6.87%.

Despite the recent upward movement, rates remain within the range we've seen throughout much of the year. Buyers who are prepared and financially ready can still take advantage of opportunities, especially as more homes continue to come on the market during the summer season.

Properties spent an average of 48 days on the market and sold for 97.89% of list price, continuing to reflect a competitive market with motivated buyers. The average price per square foot came in at $244.90, remaining strong as Charlotte's summer market continues to perform well. The lowest sale this week was $19,900, while the highest reached an incredible $15.25 million, highlighting the remarkable range of properties changing hands across the region. Sales activity increased from last week, and average prices continued their upward trend, signaling ongoing confidence in the Charlotte housing market.
