📉 Mortgage Rates Continue Their Downward Trend


Rates moved lower again this week, marking another step in the right direction for buyers and homeowners watching affordability improve. The 30-year fixed dropped to 6.13%, down 0.06% from last week, while the 15-year fixed fell to 5.72%.


Government-backed options like FHA and VA loans also saw declines, both landing just below 6%. The 7/6 SOFR ARM was the only product to tick slightly upward, rising just 0.01%, while jumbo loans remained unchanged.


With rates consistently trending lower through October, this could be a great time to revisit your buying power, consider refinancing, or start planning for your next move before the year’s end.

Properties spent an average of 57 days on the market and sold for a median of 98.50% of list price - indicating steady buyer activity even as market times lengthen slightly. The average price per square foot this week landed at $233.90. The most affordable property sold for $46,000, while the highest sale reached $4.9 million. Get ready, Charlotte - the Savannah Bananas - the theatrical, unconventional baseball team known for combining athleticism, dance, comedy, and fan interaction into a show called Banana Ball -  are coming to town!


They’ll be taking over Truist Field from June 4-6, 2026 for what’s sure to be three nights of wacky, fun-filled action on the diamond. 


To snag tickets, you’ll need to sign up for the Banana Ball ticket lottery by October 31. If your name is drawn, you’ll get a chance to purchase tickets (starting around $35) through the team’s ticketing system.
