September is serving up a weekend full of culture, community, and classic fall fun around the Greater Charlotte area! From international festivals and a good old-fashioned county fair to bluegrass, Bigfoot, and plenty of delicious food, there are lots of reasons to get out and explore.
This week’s Five to Try is all about experiencing the different communities that make our region special while making a few fun fall memories along the way. 💛

1️⃣ St. Anne International Festival – 25th Anniversary 🎉🌍
Celebrate 25 years of food, music, and cultures from around the world at St. Anne Catholic Church! This two-day festival in Rock Hill offers families a chance to enjoy international flavors, entertainment, and community while exploring the southern side of the Greater Charlotte region.

2️⃣ Bigfoot in the Park 👣🌲
Could Bigfoot be hiding somewhere in Gaston County? Gather your little explorers and head to George Poston Park for a playful morning adventure searching for clues and enjoying the outdoors. It’s free, a little silly, and a great excuse to get the kids outside on a Saturday morning.

3️⃣ UNC Charlotte International Festival 🌎🎶
Travel around the world without leaving Charlotte! UNC Charlotte’s International Festival brings together more than 35 nations through cultural booths, food, music, performances, and activities. It’s a fun and welcoming way for families to experience different traditions and connect with the diverse communities that call Charlotte home.

4️⃣ Cabarrus County Fair – Final Night 🎡🍿
There’s still time for one last trip to the fair! Spend the final day enjoying carnival rides, livestock exhibits, entertainment, games, and all the funnel cakes and classic fair food you can handle. This longtime Cabarrus County tradition is a perfect way to welcome the fall festival season.

5️⃣ Howdy Huntersville 🤠🪕
Grab your boots and head to Veterans Park for an afternoon of down-home fun! Howdy Huntersville brings bluegrass music, square dancing, a petting zoo, and family-friendly activities together for a free community celebration. It’s an easy way to enjoy a Saturday afternoon while exploring the Lake Norman area.

📉 Mortgage Rates Ease Slightly This Week
Mortgage rates showed some welcome improvement this week, with most major loan options moving slightly lower. The 30-year fixed rate is now 7.19%, down 0.03%, while the 15-year fixed dipped to 6.81%. The 30-year jumbo held steady at 7.38%.
Government-backed loans also saw modest declines, with FHA rates falling to 6.78% and VA rates to 6.80%. The 7/6 SOFR ARM decreased 0.03% to 6.66%. While these aren't dramatic changes, movement in the right direction can make a difference for buyers keeping a close eye on affordability.

📢 Charlotte Market Update | September 8th - September 15th 📢
A total of 1,057 properties were sold this week, with the average sales price coming in at $523,252 and the median sales price at $392,000. Properties spent an average of 49 days on the market and sold for 97.74% of list price, showing that homes continue to move at a steady pace as we head further into September. The average price per square foot landed at $237.26. The lowest sale this week was $25,000, while the highest sale reached $6.7 million, highlighting the wide range of properties changing hands across the Charlotte market. With more than 1,000 properties sold and average market time staying under 50 days, there’s still plenty of activity for both buyers and sellers. Whether you’re considering a move or simply keeping an eye on the market, staying informed can help you make confident real estate decisions.
