📉 Mortgage Rates Ease Slightly to Close Out June

Mortgage rates ended the month on a positive note, with modest improvements across several loan products. The 30-year fixed rate dipped to 6.52%, while jumbo loans and the 7/6 SOFR ARM also moved slightly lower. Although the changes were small, they offer a bit of relief for buyers heading into the busy summer market. The 15-year fixed, FHA, and VA loans all held steady this week, providing consistency for borrowers exploring different financing options. As rates continue to fluctuate within a relatively narrow range, buyers can benefit from staying informed and being ready to act when the right opportunity arises. Overall, the market remains stable, giving both buyers and sellers a solid foundation as we head into July.

📢 Charlotte Market Update | June 23rd - June 30th 📢

A total of 1,200 properties were sold this week, with the average sales price coming in at $529,897 and the median sales price at $408,995. Properties spent an average of 53 days on the market and sold for 98.14% of list price, continuing to reflect a competitive market with strong buyer demand. The average price per square foot landed at $236.11, remaining in line with recent market trends. The lowest sale this week was $25,000, while the highest reached $4.53 million, demonstrating the wide variety of homes sold across the Charlotte market. Sales activity rebounded this week with a noticeable increase in total properties sold, while pricing remained healthy and sellers continued to receive a strong percentage of their asking price. Whether you're thinking about buying, selling, or simply staying informed, Charlotte's market continues to provide opportunities at every price point.
